Don’t take it just from us how good our associates are! Take it from the press!

Tuesday, July 6th, 2010

Town and Country carefully chooses its professionals. Judi Desiderio’s expertise and Quartery East End Market Insight reports are sought after sources of information. And information is what clients and customers alike need more than anything else for the most important business decisions people make: Real Estate decisions. Buy or sell? Hold on and rent/lease? How do I price my property if I decide to sell? How long are properties on the market? Are we past the bottom of the Market? No other reports more closely follow the specific East End, South Fork and North Fork, Real Estate Markets than Judi Desiderio’s reports – more than just statistics, because they include Judi’s daily experience as well. But our experience also shows in the press quotes of our associates: Cathleen Doldon was interviewed by Long Island Business News , I was quoted in the Suffolk Times last week on local RE conditions. Many of our listings were featured in articles in Newsday and other newspapers and magazines. Local papers have covered lots of events our brokers participate in or orgainzed, such as Newsday’s article on the Art Openings for Hamptons Artists in the Southold Office of Town and Country! So don’t just take it from us how good our associates are: Take it from the press!

Hyatt, Indigo Hotels coming to the East End

Thursday, May 14th, 2009

Newsflash: even a last remaining hurdle for the economy on the East End to thrive -not enough places to stay-  seems to lessen as the summer heat is about to arrive; a few great hospitality companies are now discovering the East End and North Fork Wine Country:

Bryan de Luca of the Atlantis Aquarium -co-founder of the new East End Tourism Alliance, bridging the North and South Forks, and its  East End Getaways website   told me that HYATT (appearing before the Riverhead planning board today for final approvals for parking requirements) is opening up next door to Atlantis Aquarium, giving the Riverhead Down Town a needed shot in the arm! Another part of this needed Down-Town development is a hall for expositions similar to South Street Seaport, certain to reinvigorate Down Town Riverhead, and to attract people to the East End alongside a fabulous plan to allow better access to the beautiful Riverhead river-water-frontage behind Main Street. Almost the only thing left would be the re-opening of the Riverhead theater!

The Atlanta based luxury hotel chain INDIGO is also planning a new Riverhead property coming soon. This all is added to the recent Best Western, Hilton Gardens (opening soon) and Holiday Inn Hotels in Riverhead. (see Long Island Business News)

The hotels that are coming will help enormously as part of the needed improvements in tourism infrastructure, necessary for an economy that can sustain our North Fork Wine Country, while maintaining the nature and character of our hamlets, and protecting a fragile environment of our waterfront communities. It is also important for everyone to know how much the families who brought these hotels to Riverhead have become a beneficial part of our communities, they have proven to be great corporate citizens for our towns and hamlets, contributing generously to our communities.

The implications for Real Estate on the North Fork are obvious: development is going to be carefully managed, increasing desirability of existing housing. The more people come to visit, te more people will experience that sad Sunday-night feeling of "gotta go". Renting for the summer, or a purchase of a second home are the solution to preventing that feeling -that’s how I ended up here myself- and : we can help you find a rental or home ideally suited for your needs and budgets: call Town and Country in Mattituck at 631 298 0600 or in Southold 631 765 0500, or email joan@1townandcountry.com

REAL ESTATE ON THE NORTH FORK REBOUNDS STRONGLY IN APRIL

Monday, May 4th, 2009

tcrebanner-new

People who have followed my blog and the statistics I keep on the most current Real Estate Data on the North Fork RE Activity were already aware, but, honestly, I am glad that the facts are now supporting my optimism since February: the number of days homes sit on the market before they sell fell, median price rebounded a bit, and April of 2009 beat April of 2008 hands down in number of transactions, number of transactions above $1 million, although total salesvolume in dollars still fell a bit behind (a lot of lower priced sales of attractively priced homes – value – the year of the deal!)

Statistics North Fork Real Estate – Contracts Signed

This is truly good news for the North Fork and signals a great buying opportunity! As Barbara Corcoran mentioned during a Wells Fargo Event in Aquebogue last month (WWW.VineyardCaterers.COM – a great venue for events), it is for the historic first time in a very long time that home prices and interest rates are extremely low at the same time; normally if one of the two were lower, the other was not. And of course the Government stimulus and first time Home Buyer benefits ($8,000, Federal, and maybe coming from NYS -it’s already int he State Senate- another $7,000 tax deduction) make this a great market for first time home buyers – for now, this will not last.

Hampton’s Rentals Take on New Twist This Year

Friday, March 6th, 2009

Town & Country Real Estate is seeing unique things in the rental market this year with agents getting more inquiries for year round rentals and half summer rentals. Throw in the requests for rentals to be shared by two families and the market this year is an unusual one. Agents,  embracing all inquiries, are busy checking the availability of listings that meet these criteria, often calling landlords to see if they would accept rental agreements as such.  As is always in the real estate business, change is inevitable and our agents adapt by servicing needs and requests of all our customers and clients.

SUMMER RENTALS 2009

Tuesday, December 2nd, 2008

Here at Town & Country we are gearing up for what’s expected to be a great rental season in the Hamptons and on the North Fork!.

In preparation of our annual launch of the Town & Country eRental Guide for 2009, our agents have been diligently updating our 15,000 rental listings.

Such volume and expanse enables Town & Country to service potential Tenants from oceanfront castles in Southampton to bay side cottages in East Hampton or pristine contemporaries privately nestled in the woods… full season to monthly rentals. West Hampton Beach has some of the most dynamic light filled waterfront homes. On the North Fork, in areas such as Southold, Mattituck, and Cutchogue – just to name a few– Tenants can find sweet country homes for a significantly lower rental price than in the Hamptons. There’s something for everyone.

So if you agree with us that we should all "GO GREEN" when ever possible, click on our eRental Guide (instead of killing more trees with paper waste) or request an eMail with the link and view a sample of our Rental Listings.

Recession in the Hamptons?

Thursday, August 7th, 2008

Just recently I was out and about looking at houses for a customer in Southampton Village – the estate section to be exact. I could not believe the amount of construction going on there. On one block there were so many contractors’ trucks that they had one of the workers directing traffic. What’s interesting was that on the same day,  the morning business news was all doom and gloom and one would think the Great Depression was just around the corner. I know our economy in not in the best shape but sometimes the media takes things to an extreme. It was a good feeling to see that the Hamptons’ is Defying Economic Gravity.   If you have never driven around the Estate Section of Southampton, you must, it is probably some of the most beautiful real estate you will see. Each time I go there, the beauty of all the old houses, landscaping and the beaches just takes my breath away. Be careful not to get caught in the “trade parade traffic jam” on Ox Pasture!
