Truck Beach

I would like to weigh in on the issue of “truck beach”—a real hot potato… or should I say hot sand. I am stupefied by the town’s decision to fight this for 7 years and vow to continue the fight should the judge not rule in their favor. While I see both sides of this issue, I clearly see a resolution that will not cost the town a dime AND allow for only fishermen pulling in nets to continue as the town claims has happened for many years.

Nearly 30 years ago I sold both properties at the end of Mitchell Dunes Lane… the oceanfront properties. At that time there truly was only the occasional dawn or dusk fisherman casting his or her line in… frankly I never saw a fisherman hauling in his nets as the town describes.

One of those purchasers has become a lifelong dear friend of mine and my family… so I have spent many days at that beach. The current use of the shoreline is not even remotely close to what East Hampton Town describes as its allowable use and hasn’t been for many years. 

Did you know it is the ONLY ‘drive on’ beach that is not on public lands?  Did you also know that just to the east is NY State Parkland? That is THE ANSWER! If truck beach were relocated to this state land there is NO ISSUE! Private property owner rights are then not in question. The town claims this is a title issue. The lawsuit that has cost tax payers TENS OF THOUSANDS OF DOLLARS will cease instantly. Local residents who enjoy driving on the beach and parking there for the day will continue to enjoy the activity… Just a few feet to the East! A WIN WIN situation for EVERYONE! Property owners, tax payers, and beach driving enthusiasts!

Town residents who wish to drive on the beach will need to get a NY State pass to drive and park there and may even need a NYS fishing license , but remember that WAS the original allowable use as described by East Hampton Town. It has been asked – why not allow driving on every town beach  – this would dilute the impact on this beach. Or impose the same hours of use as on other town beaches.  Let’s also consider the impact on the environment… the precious dunes with its important vegetation, the piping plovers and other wildlife.

We can open Pandora’s Box and discuss the importance of comfort stations – which there currently are none. On the state land this could all be cured with cooperation. If a resolution is the true object, the answer is right in front of everyone’s eyes. I am befuddled at why this simple and comprehensive resolution has not simply been done.

The existing tact is a waste of time, energy and money… let’s get smart… PLEASE!  

Fighting Chance Annual Summer Gala

Fighting Chance, East End’s Cancer Support Organization had its 14th Annual Summer Gala On Saturday, June 4, 2016 at the Maidstone Club in East Hampton Village. The reception was a celebration for the care and support given to our local communities. Congratulations to honorees, Robert S. Chaloner, President and CEO of Southampton Hospital and Yusuf A. Hannun, MD, Director at Stony Brook University Cancer Center both this year’s recipients of the Medal of Honor… And a special thanks to Duncan Darrow, Founder & Chairman for founding this much needed organization. Judi Desiderio, Chief Executive Officer of Town & Country proudly serves on the Board of Directors. The location, the food and all the guests made this event such a success! Strongest First Quarter Sales in a Decade

The New York State Association of Realtors announced its NYSAR first quarter report 2016 on Real Estate activity in the state, and it contained excellent news!

“Three consecutive months of sales growth fueled the best start to the New York State housing market since 2007. According to NYSAR, the 23,932 closed sales in the first quarter represents a jump of nearly 17 percent from the 2015 first quarter. Additionally, the statewide median sales price grew by nearly 1 percent compared to a year ago.”

U.S. Commerce Department: Northeast housing starts jump more than 60 percent in March: The United States Department of Housing and HUD released its March report on April 19 with more good news.

  • Privately-owned housing starts in March rose 61.3 percent for the Northeast to 121,000, according to data released by the U.S. Commerce Department. February’s total was 75,000.
  • Nationally, housing starts were at a seasonally adjusted annual rate of 1,089,000, an 8.8 percent decrease from the revised February total of 1,194,000.
  • Building permits for the Northeast fell 17.9 percent in March, dropping to 101,000 from 123,000 in February. Nationally, building permits fell 7.7 percent to 1,086,000.

Looks like the market’s heating up: agents better brush up on their handling of multiple offers. The National Association of Realtors put out a field guide on multiple offers with clear information on how to prepare buyers and sellers for a scenario of multiple offers. It summarizes:“Buyers and sellers need to appreciate that in multiple offer situations only one offer will result in a sale, and the other buyers will often be disappointed their offers were not accepted. While little can be done to assuage that disappointment, fair and honest treatment throughout the offer and negotiation process, coupled with prompt, ongoing and open communication, can enhance the chances that all buyers – successful or not – will feel they were treated fairly and honestly.”

2016 Summer Rental Season

This year the Hamptons Hot Summer Season should sizzle! We expect more homeowners than ever before, most will enjoy their new acquisition others will choose to rent. Those who choose to rent need to check with their respective municipality for laws, permits, registry instructions and other details. Most of the East End communities have specific laws pertaining to rentals. There have been laws such as ‘group laws’ in place for many years, Such as “no more than 4 unrelated persons allowed in a SFR in East Hampton—5 in Southampton”. And of course, any SFR (single family residence) mandates just that, one family not multiple families in the home.

East Hampton Town has launched a HOT POTATO this year with the adoption of a Rental Registry Law. After considerable debate – mostly objections—the law was passed. Clearly, all residents wish to maintain the quality of life that we hold so dear.

Furthermore, existing laws such as the group laws seemed to address many of the concerns. The catalyst seemed to be the sudden and instant influx of short term rentals… or simply excessive use of residences.

Homeowners, for the most part, are not using their homes like hotels but admittedly, there is evidence of abuse.  Many resort towns are experiencing similar tenant activity. Some have attributed this to online rental sites, some the economy.

In the Hamptons, the lack of hotels and short term rentals contribute to the problem. Just as UBER has forever changed rides around the world, so has VRBO & HomeAway changed how tenants experience vacation rentals. The problem, for lack of a better term, is larger than us.

As the holiday season is now here, it is important to express our gratitude to those who are special in our lives … our family, friends, work colleagues and others – and not just those who we think about often, but those who have played an important role in our lives in the past. Reach out with a friendly Hello and inquire how things are going. Let people know that you are thinking of them, recalling fond memories and expressing best wishes to them and their families. Here at Town & Country Real Estate, we believe in the power of giving back to our roots, whether it be by making charitable donations or by volunteering for local community organizations offering our time, insight, and talent. Quality of life here on the East End is vital, not only for our business, but to each of us personally, so we go to great lengths to do our part in paying it forward in this special place that we call home.

Let us count our blessings and remember to think of those less fortunate. Over this holiday season, if you can – participate in fundraisers for local charities, contribute to food pantries, donate winter coats, toys, books, clothing and other items to those entities organizing drives and hosting collection points for the needy. Helping others who may be struggling, no matter how large or small your contribution may be, is a wonderful way to give back to your community and makes the holiday season all that more merrier. Remember our veterans and those currently serving in the armed forces for the sacrifices they have made and continue to make for the freedoms we enjoy in this great country.

Town & Country Real Estate is proud to support the Eleanor Whitmore Early Childhood Center in East Hampton. T&C was once again a corporate sponsor of the annual Golf Tournament at The Maidstone Club Monday October 5th. 

Congratulations to Barbara & Jim Edwards for their efforts in orchestrating such a successful event. The Club generously provided the venue on a gorgeous Indian Summer Day! Gene Stilwell and Judi Desiderio were in attendance to join in on the festivities.

LADIES WHO LUNCH!

Town & Country Real Estate proudly supports the Ladies Village Improvement Society, INC. One event we particularly enjoy partaking in is the Landmark Committee Luncheon. This year’s Annual Luncheon was at The Devon Yacht Club in Amagansett.

Mother Nature was showing off her powers outside, but the lecture and the company was warm and engaging inside.

Devon celebrated its centennial, so it was fitting that this year the event was moved from The Maidstone Club to Devon. John R. Mackall gave a tutorial on the history of Devon, the Colony, the Club and beyond.

The Devon Colony Estates were built in 1909 as a summer retreat for four wealthy families from Cincinnati. The William Stanhope Rowe House was the largest of the original Devon Colony Houses, called the 7 Sisters. It was built by John Mackall’s great grandfather. Richmond Levering, William Stanhope Rowe, Joseph Rawson and William Cooper Procter were the originators. We all admire their vision and commitment to Amagansett.

Town & Country calls this afternoon our Ladies Who Lunch. We enjoyed a beautiful array of delicious foods prepared by the chefs at Devon.

Happy Anniversary to a very special place with a very special history. Devon and The LVIS forever together.

 

The East End is Awash in Pink Bows!

The East End is awash in pink bows. From Westhampton Beach to Montauk, our main streets are heralding the arrival of breast cancer awareness month thanks to volunteers from the Coalition of Women's Cancers at Southampton Hospital. If you look closely in shop windows, you will also see the Coalition's multi colored ribbons. The Coalition is a local charity that provides services for East End women battling breast, ovarian and uterine cancers. All monies raised stay local and make a difference in the lives of these brave women and their families. If you are inclined to donate this month, think local! In addition to the Coalition for Women's Cancers, the East End has other wonderful organizations that help those with cancer, including Lucia's Angels and Fighting Chance.

According to statistics from breast cancer.org, about 1 in 8 women will develop invasive breast cancer in her lifetime. 85% who develop the disease have no family history of breast cancer. There are currently 2.8 million women worldwide who are surviving breast cancer today. Awareness of the disease has led to earlier detection and better survival rates.

Many thanks to the Coalition's volunteers in painting our beautiful villages and hamlets pink to raise awareness this October!

Creating and sustaining a supportive network in our community for women affected by breast, ovarian, and uterine cancers. The CWC focuses on education, early detection and empowerment to bring about better health care and improved quality of life.

Town & Country’s Board of Directors and Executive Staff Members

Town & Country's Board of Directors and executive staff members enjoyed a beautiful luncheon at Duryea’s Dock in Montauk at the Annual Fighting Chance Lobster Bash. Duncan Darrow, Fighting Chance Founder and Chairman greeted everyone.

We all enjoyed our lobsters, chowders and much more, paring this great seafood with two great North Fork wines!

Chip Duryea was honored with a painting by Paul Davis. Chip’s generosity and love of Fighting Chance shone greater than the sunshine!

T&C has been taking our Board of Directors and executive staff members for the past few years… it’s a tradition we will miss since Duryea’s has been sold and will never quite be the same again without Chip.

Deborah Ann Light 1935 – 2015

Deborah Ann Light, visionary, philanthropist, preservationist, pioneer and heiress to the Upjohn pharmaceutical fortune passed away on July 21st, at her home in Gainesville, Florida after a long illness. Ms. Light was one of the first to decisively donate to the Peconic Land Trust and the community Quail Hill Farm in Amagansett. Those of us who raised children in East Hampton are quite familiar with the eastern side of Quail Hill—it’s where our kids sled each winter. She donated that hill for all of us!

In her time on this planet she amassed hundreds of acres out east as well as Northern Florida. In both of her favorite places she gave back in a big way. Her mission in life was evidently to preserve for future generations the beauty and lifestyles that were quickly becoming obsolete. 

The Peconic Land Trust has been a great steward of the land that Ms. Light and others have donated over the years. The preserved acres on both the North & South Fork as well as Shelter Island are some of the most pristine on the Eastern End of Long Island and the Land Trust shares these golden nuggets with the communities.

The Peconic Land Trust will introduce you to these must see properties. As a veteran real estate broker in the Hamptons, North Fork & Shelter Island I must tell you, these properties are very special.

Thank you, Deborah Ann Light for your vision, your philanthropic mission and your commitment to future generations. Yours was a special life.

A memorial service has been planned at 4pm on September 19th at Quail Hill Farms
