Town & Country’s Annual Holiday Ball

Town & Country Associates celebrated 2015 at The Southampton Social Club Friday evening. Ian and his staff did an outstanding job. It was a fabulous party with scrumptious hors d'oeuvres, cocktails and dinner.

The mood was festive as we celebrated a great year for T&C since we shattered many of our own records! What a festive way to enjoy each other and the holiday season.

It was 2006 prior to the Great Recession, when interest rates rose. In fact, rates have remained at zero for the past 6 years. Federal Chairwoman, Janet Yellen was slow and methodical in pulling the trigger, but to her credit, the vote was unanimous.

To quote Ms. Yellen, “The Fed’s decision today reflects our confidence in the US economy. We believe we have seen substantial improvement in labor market conditions and while things may be uneven across regions of the country, and industrial sectors, we see an economy that is on a path of sustainable improvement.”

The increase was .25%, with indications of further slow and digestible increases. Smart, very smart! The stock market rallied. A quarter of a percent doesn’t rock anyone’s world and yet it sends the loud & clear message that the economy in America is on sound footings. Speaking as one who entered the real estate industry when interest rates were over 18%, money is still cheap.

Real Estate sales nationwide should not be damaged by this move. In fact, logically, it should stimulate activity since it is clear rates will continue to go up in the future.

There’s no better time than the present!

Dear Associates and Homeowners,

We at Town & Country are committed to being your Real Estate Resource. To that end, we hereby inform you of the latest law for rentals of homes and apartments. 

Attached you will find EHT Resolution RES-2015-1337. This is the adopted RENTAL REGISTRY LAW. Any owner who rents out their home is obliged to comply. YOUR ACTION IS REQUIRED.

While there was much pushback and concern over implementation, privacy, legality, and much more, the town decided to move forward. It is our opinion that the law needed to be fully baked prior to adoption and that its current form requires more discussion, planning and modification, but the horse is out of the barn and now the EH Building Department and Code Enforcement will bear the brunt of inadequate planning and execution.

Annual Holiday Coat Drive in Progress

Town & Country Real Estate is once again collecting for those in need in our East End communities.  We invite people in the Hamptons and across the North Fork to be generous and donate gently used or new coats, hats, gloves, and sweaters as well as new toys and games, plus  tech items for teens.  Than you all so kindly for everything you have generously donated in the past and for anything we can do together this year.


Women’s items will be donated to Maureen’s Haven while items for men will be sent to The Veteran’s Home.  Donations for children, infants through teens, will be sent to Little Flower and Toys For Tots.


The final pick-up date is Saturday, December 19th in our Town & Country offices located in Mattituck, Southold, Westhampton, Southampton, Bridgehampton, East Hampton, and Montauk.  For more information or to arrange for larger donations contact Kate Carpluk,, 631-838-7608.

As the holiday season is now here, it is important to express our gratitude to those who are special in our lives … our family, friends, work colleagues and others – and not just those who we think about often, but those who have played an important role in our lives in the past. Reach out with a friendly Hello and inquire how things are going. Let people know that you are thinking of them, recalling fond memories and expressing best wishes to them and their families. Here at Town & Country Real Estate, we believe in the power of giving back to our roots, whether it be by making charitable donations or by volunteering for local community organizations offering our time, insight, and talent. Quality of life here on the East End is vital, not only for our business, but to each of us personally, so we go to great lengths to do our part in paying it forward in this special place that we call home.

Let us count our blessings and remember to think of those less fortunate. Over this holiday season, if you can – participate in fundraisers for local charities, contribute to food pantries, donate winter coats, toys, books, clothing and other items to those entities organizing drives and hosting collection points for the needy. Helping others who may be struggling, no matter how large or small your contribution may be, is a wonderful way to give back to your community and makes the holiday season all that more merrier. Remember our veterans and those currently serving in the armed forces for the sacrifices they have made and continue to make for the freedoms we enjoy in this great country.
